Sublease Process Overview
If a resident wishes to sublease their apartment, they must follow the process outlined below to ensure proper approval and documentation.
1. Advertising the Unit
The sublessor (current tenant) is responsible for marketing their unit. This can be done across various online platforms. Additionally, they have the option to list their unit on our company website under the designated sublease section.
2. Communication with Prospective Sublessees
All communication with interested parties is handled directly by the sublessor. It is their responsibility to screen and identify a suitable candidate.
3. Application Process
Once a prospective sublessee is selected, they must submit an application through our website. During the application process, they must complete the sublease section, including:
- The sublease term dates
- The apartment address
- The name of the current tenant (sublessor)
4. Application Review and Approval
After submission, our office will review the application and notify the applicant (sublessee) of their approval status.
Please note: Approval information is only shared with the applicant, not the current tenant. It is essential that the sublessor and sublessee maintain clear communication throughout this step.
5. Sublease Fee Payment
Once an applicant is approved, the sublessor must submit a $150 subletting fee. Payment must be made at our office (510 S. Neil Street) in one of the following forms:
- Check
- Money order
- Exact cash
We do not accept credit cards or any other forms of payment.
6. Lease Documentation
After the sublease fee has been received, our office will prepare and send the sublease agreements electronically. All parties are required to review and sign the documents.
7. Completion of Process
The sublease process is considered complete once all parties have signed the necessary agreements. The sublessee may then take occupancy according to the agreed-upon dates.
Important Note
This process can take several days to complete. Sublessors are strongly encouraged to begin early to ensure all steps are finalized prior to the sublessee’s intended move-in date.
